Can I end my tenancy early in Ireland?
A periodic tenancy you can end any time with valid notice; a fixed term only in limited situations. For a periodic tenancy you don't need a reason — you must serve a written, signed and dated notice with the correct notice period, which scales with how long you've rented: 28 days under 6 months, 35 days (6 months–1 year), 42 days (1–2 years), 56 days (2–4 years), 84 days (4–8 years) and 112 days over 8 years. The notice must state the termination date and note your RTB referral rights. Since 1 March 2026 notice can be served electronically. ⚠️ Penalties & fines
There's no fine, but breaking a fixed-term lease without a valid ground can cost you the deposit AND the rent for the rest of the term — even if the landlord re-lets. For a periodic tenancy, the only requirement is the correct notice period (28–112 days by length), served in writing. If a landlord refuses to allow assignment or subletting, that itself lets a tenant break a fixed term. A tenant can also leave on just 28 days where the landlord is in breach and hasn't fixed it in reasonable time, or 7 days in cases of imminent danger. Beware a myth: "I can walk out any time as long as I forfeit the deposit" is false for a fixed term — without a break clause, agreement or landlord breach you stay liable for the rest of the term on top of losing the deposit. To leave properly: serve a valid written notice with the right period, and keep a copy.
