There's no fine, but leaving without proper notice keeps you liable for rent, council tax and utilities until the tenancy properly ends, and a landlord can pursue arrears and costs through court. The tenant notice period is two months; a contract can't lawfully require more. If you ask the landlord to release you early (before a break clause or notice runs), they may charge a reasonable early-termination fee reflecting their actual loss. Your deposit (capped at 5 weeks' rent where annual rent is under £50,000, 6 weeks if £50,000+) should be returned, minus any genuine deductions. Beware a myth: "I'm locked into my 12-month contract" is now false for most English renters — fixed terms converted to rolling tenancies you can end on two months' notice. (Wales, Scotland and Northern Ireland have separate rules.) To leave: put your notice in writing, keep a copy, and pay rent to the end of the notice.
