Beware a myth: "since the 2024 Simplex I don't need anything" is false — the Simplex broadened exemptions, but new construction, structural/extension works and heritage zones remain subject to control, and condominium approval applies whenever common parts are touched. And don't import Brazil's "alvará da Prefeitura" — the framework is the national RJUE. Before works: check with the municipality which regime applies and arrange condominium approval if needed.
