How many sales before you must register as a business?
From as few as three transactions a year — and that surprises almost everyone. Economic activity must be registered with the tax authority if at least one of three criteria is met: the transactions are regular and systematic — three or more in a year or five or more in three years; income exceeds €14,229 a year; or the economic substance of the activity and the volume of goods point to systematic activity carried on for reward. This covers classified-ad sites — systematic selling online is no exception. But there is an important carve-out: the income threshold excludes the sale of movable property intended for personal use — furniture, clothing and similar items. And one more surprise: letting out real estate does have to be registered as economic activity.

“I'm only selling my own things” works only up to a point. Selling personal movable property — clothes, furniture — does not count towards the income threshold, and that income is not taxable at all. But if you buy in order to sell, or post listings systematically, the tax authority treats it as economic activity — and then registration is compulsory, however modest the sums involved. The second surprise is rent: letting or leasing real estate to others must be registered as economic activity, and many landlords with a single flat learn this far too late. And mind the economic substance: even two transactions can be a problem where the scale and character point to systematic activity carried on for reward.
