Can I end my lease early in Belgium?
Yes — as tenant of your main residence you can always leave; only the price varies by timing. Under the classic nine-year lease you give notice whenever you want with a 3-month notice period (registered letter; the clock starts the following month). Leave within the first three years and you owe an indemnity of 3, 2 or 1 month's rent (year 1, 2, 3); from year four it costs nothing extra. Short leases (≤ 3 years) are regional: in Flanders (leases since 2019) and Brussels you can also exit early with 3 months' notice plus a sliding indemnity (1.5 / 1 / 0.5 months). Mind the mirror: the landlord is far more constrained — termination only for personal occupation, renovation or against compensation, each with 6 months' notice. Mutual agreement always works, free of charge: put it in writing.

Leaving without valid notice: rent keeps running and the landlord can claim rent, indemnity and damages at the justice of the peace. A landlord who invokes 'personal occupation' but doesn't follow through owes the tenant compensation (typically 18 months' rent).
