Do I need a permit for a garden pool in Czechia?
Mostly no — the new Building Act, effective 1 July 2024, freed up small structures. A pool up to 40 m² of built-up area (previously just 25 m²) at a family house or recreation building needs neither a permit nor a notification. Two conditions: it stands on the built-up building plot and keeps at least 2 metres from the boundary. The same goes for greenhouses and garden sheds up to 40 m². Above 40 m², away from the house plot (a meadow, say) or in a heritage zone, the classic building-office proceedings apply. What gets forgotten: a sunken pool counts the same — built-up area including the technical shaft decides, not depth. And chlorinated water belongs in the sewer per municipal conditions, never in a stream.

⚠️ Penalties & fines
An over-limit pool without approval is an illegal structure with everything that entails: proceedings for a retroactive permit, an administrative fine and, at worst, ordered removal at your cost. The retroactive permit may also fail — and then you pay for demolishing what you built. The underrated second layer is water: releasing chlorinated water into a stream is handled by the water authority and the environmental inspectorate. And missing the two-metre setback turns a permit-free structure into one that needed a permit, however small the pool.
